It gets the most basic principle of investing and brings it down to the most digestible level.

Keep milking the cow until you want can't no more! 

Neither of my multis are cash flowing cows but they are solid and should the market drop I will continue to get full rent from them because they are beautiful apartments.

A lot of numbers to digest here, but can any of you STR veterans help me out?

@Lacey Haessler, wow, those guys marketing department is really good, they we're grooming you for the 'kill', fattening the cow basically, all those seminar days, they we're grooming you all.

My entry level clients having success are using search tools and lots of boots on the ground to find those smallish  mom and pops that dot the landscape nationwide but are little cash cows with plenty of room to grow as progress moves toward and through them. 

Very few have been operated as a business...most are, at best, a hobby, where the Owner enjoys doing handyman work (often of dubious quality), at worst, an absolute "investment" Gamble, with no regard for tenants, laws, or much of anything but spending the absolute minimum while collecting the most money possible until their "cash cow" implodes.

As far as buy and hold strategies go, this area is a no brainer for rental cash cows if a property hits the market to snatch up!

I have little doubts all our beach STRs will be cash cows this summer.
