Even if I only paid 5% of rents/month, I would have to pay 5% + the cost of any necessary work, but if I self-managed it, I could try to diagnose the kind of problem over the phone and instead use the 5% to actually pay for costs and use the existing team that I have.

I am a field engineer for FCA which means I fix very hard to diagnose vehicles for a living.

Great advice, most frequent themes seem to be:No money, "Analysis paralysis," Unclear Investment Strategy, and "I'm in the wrong market" Feel free to diagnose (me) but I don't think I'm worried about choosing the investment strategy, being in the wrong market, lack of funds, or even "analysis paralysis"  First, I love the advice that the "first few deals are the learning curve and not the home run" @Kai Kopsch Application and practice, over theory and research. 

We aren’t able to diagnose it because of lack of testing.

I also have been diagnosed with ms which is preventimg me from working.

Later they get diagnosed with anxiety because they live alone and are worried someone will break in, so they get an ESA for a dog.  

This summer my family and I moved to Arkansas to be closer to family and so I transition from my 14 year banking career to staying home with my toddler who was diagnosed with Angelman Syndrome this year.

Case in point: last year I was diagnosed with type 2 diabetes.

I can appraise the crap out of cars, diagnose them, quote repairs on them, and am confident dealing with them..
