Ideally, if the property is fairly cookie-cutter or it's a cold lead (not a referral), you should plan to do it all in one shot as you may not have the luxury of a 2nd appt.

Property values get a little more subjective and will depend on what any individual buyer would be willing to pay, compared with more cookie cutter homes with plenty of similar comps all around, where it's much easier to just calculate what it's worth with little room for debate.
