The original OP said they wanted to run a property management company---I am a Broker in Texas so this is our states situation----your sponsoring broker "can" allow you to "run" a property management company within the confines of the Brokerage office but all money received from the property owners for your service "think of your fee as a commission" goes first to your sponsoring broker and then to you based on whatever agreement you and the sponsoring broker have.  

I’d tried calling and messaging/ email through cozy next day and several days later to get more details on the problem and stove itself with zero communication back from the tenant.

I was comparing different software, and I can't find anywhere on Cozy's website that they have electronic leases and e-signing.

I use Cozy.

One caveat with taking the application and a check at the open house and then running the credit/background..... you have zero idea if that check is any good....you could pay for the credit/background and loose that $$I've been using Cozy my last 2 vacancies.....

There are soooo many great entry points into the trade, please don't confine yourself to wholesaling just because you heard it was the thing to do. 

One is the Cozy house, it is plain, but very comfortable, kind of like visiting your grandma's house, one is the Bunkhouse. 

I use cozy as well and have found that they have great support.

The probably with Cozy is they charge the tenant directly and it’s over $20.

I'm currently using cozy to collect all rent payments.
