Tenant rights across the country vary widely.

This makes Augusta a pretty popular place to invest for out of state and even out of country investors.

There are people making money across the country in different markets.

Research, research, research, it's a huge wonderful country out west, across the Hudson.

I work with many investors from the West coast and many from outside the country.  

(census.gov)Now I am not sure how underreported illegal immigration is but I am going to hazard a guess that people go where  people of similar backgrounds are so immigrants legal or not are likely to follow the patterns you see on this map as many look for connections from their home country.

So while you're out of the country, the reality is that's a clearly visible issue, and it doesn't swing the value of the property very much.

Perhaps you could say I am an experienced property investor, but I have precisely zero experience purchasing real estate in your country. 

LOL thats one way to mitigage it Eric.. but you take other parts of the country and specifically Jackson MS and 90% or more of the tenants are single mothers..

While I know you can’t predict these things I feel there’s more entitled tenants is certain areas of the country.
