And if you have been keeping people's contact info, you could pass that on to him as well so he can send out a change of ownership letter.it's just going to depend on the specific property and the specific buyer that wanders along.

Great tips @Collin HaysAnother "tip" is make sure you are working with a seasoned STR Realtor or your Realtor is conferring with someone like Collin a season STR Property Manager.At least once a quarter someone contacts me (as a PM) and either wants management or wants my opinion on a property and the property is illegally zoned or otherwise unsuitable for STR, although their Realtor is telling them otherwise. 

Also a good opportunity to learn some DIY maintenance and make some contractor contacts,etc.  

Have her call a few churches or similar organizations to get contact info for who to talk to.

A contact of mine has been thriving with STR investments in suburban Chicago, targeting guests visiting for conferences.
