Any recommended softwares that can show real-time balances, and transactions for multiple different banks and bank accounts/savings accounts? 

This is literally what a pre-approval letter from a lender does - it shows that a lender has taken a solid look at the buyer and confirmed that there is a decent probability that they will get the loan needed to close.

As long as the lender knows about the move from name to LLC and confirm it you are good to go should not be an issue.

Other things to consider include software and accounting costs. 

Amy - To confirm, the tenant has given you notice that he will be moving out but you also want to send him a move-out notice? 

I also spoke with a landlord/tenant attorney over the weekend, who confirmed the same.

Meeting with a real estate attorney is the right move, as they can confirm whether the HOA’s claim holds any water.

If they do allow it, a third unit will need proper egress to get confirmed.

While most tenants might not be in a position to purchase, getting that confirmation can still add time and complexity.
