The appreciate play is an underrated component that people who are waiting to get into the market until rates drop more may be missing out on. 

Education and Networking- Join Real Estate Investment Groups: Engage with local or online real estate investment groups to learn from experienced investors, share ideas, and discover new opportunities.- Continuing Education: Take advanced real estate courses or attend seminars to stay updated on market trends, investment strategies, and legal changes.8.

I'd be surprised if there is a sustainable builder in Texas that I have not at least talked to, if I don't actually know them.I am trying to develop projects that allow these folks to showcase their work so people may discover that they can live in healthy, efficient, comfortable, forever homes that don't burn,  and are insect proof and mold free. 

We discovered the issue after they moved out.Insurance was only able to pay out $5k. 

From my experience (especially when browsing a competitive market like anything in California), the deals are usually discovered by (1) word of mouth and (2) going where no one else is willing to go.

Hopefully, we can have a brief chat to discover ways we could be useful to each other. 

Rookie investor here who just recently discovered bigger pockets and am all in. short backstory of where im at and how i got here. 

@Jay Hinrichs: Yep, you've been really good about posting on the "down side" of Subject To and I read your posts.The challenge is that there is a ton of people on Youtube talking about how easy Subject To is, then when someone hears that a lot on youtube, then discovers Bigger Pockets and assumes Subject To is all rainbows and roses, we have to keep educating them to keep them out of trouble. 

Lastly in taking the CI training we soon discovered that it is a gigantic sales pitch for more money and products that are never delivered.

Like others have said, scheduling is the hardest component.
