What's fair compensation for my work sourcing the property, designing and selecting the improvements, working up the pro forma and budget, and managing the work to completion?

My teammate/employer would like us (she and I ) to come up with a compensation plan or a licensed real estate assistant contract. 

My insurance got involved n November 2017 and said since its a 'Walls In' policy and the HOA are responsible for the issue and the damp inside, the claim ought  to be with the HOA's insurance policy (i also pay for that via dues)An engineers report requested in December and was finally provided to me in February 2018 , and sent to the HOA in  February 2018 with an explanation.After a lot of avoidance and misdirection and wasted time (with the damp increasing) the HOA admitted that their policy was no good and so they need to compensate me direct.

Commercial brokers have miles long buyers lists and no reason to split their compensation.

As compensation,  all the rents will be used to pay off their work first and beyond that, it's all their income until the negotiated period ends, for example, 5 to 8 years.

@Don Carey I manage over 300 rentals and would love to take on a job like that, assuming you agree to compensate me for the time.If you purchasing the property through me, I would obviously perform all these tasks as your agent during the due diligence phase.If you were buying through someone else but asking me to manage them, I may still assist in an effort to prove myself and win your portfolio for property management.if you were asking me to assist but not using me for the purchase or the management then I would charge you a premium for my services, probably $100 an hour.Let me give you some free advice and say you should be careful when establishing a new relationship.

This probably should be a convo with your tax CPA to get the rundown on reasonable compensation, distributions, S Corp basis, etc. 

A strong Independent Contract Agreement clearly defines the work that the Contractor needs to perform, when the work needs to be completed and how much the Contractor will be compensated.   

I'd be happy to look into this for you and get you a concrete answer on how these properties came to get this sign and how (if it is possible) to get rid of it, but I would need to be compensated for my time.
