We have had rental properties where the HOA had a community pool, that was ok with me.

Very simply, large corporations pay into the tax base of that local community and that revenue is used to improve the community and make it a more attractive place for people to live.

I am especially interested in talking to any active duty military that might be in community. 

I can find properties that hit the 1% rule in some small communities, but they are having declines in population.
