A pretty classical definition of being wealthy is defined by being able to decide how you want to spend your time.  

If you are thinking of rent to the college crowd in general, stick to the classic rental agreements with parents as co-signers.

You’re doing the classic newbie mistake by getting caught up in the “what if’s” and the “how’s”… Just go out there and do your first one, you’ll be surprise how much ******** you have to go through but then as you keep going it gets easier and easier and you meet more and more people and then lenders and (potential) partners will be calling you begging to finance your next deal.

Love me a good classic novel or fiction thriller but managed to trying to convince myself to start loving to read books on real estate and finance.

It's the classic "neither party trusts the other" scenario in signing the document versus receiving the funds that the escrow company satisfies.  

You could also read the classic "Rich Dad, Poor Dad" by Robert Kiyosaki and some of the books published by experts right here on BP in the area of interest that you resonate with.I hope this helps with your starting point.
