@James Mackenzie, often times their lease will state you cannot effect another tenant's safety or make any portion of the property/unit inhabitable.

I would explain to her that the problems she reported were new issues and they do not render the property inhabitable, therefore her braking the lease is not allowed.

I am actively showing one unit to potential tenants, but the unit next door os currently inhabited by a family that is causing some headaches.
