You will need to submit a detailed permit application to the Chicago Department of Building.

It’s a real hodgepodge of applicable regs.  

Most of us had to be this ourselves (with a little help from our investor agents, where applicable).

They all think they charge too much and don't do enough. 

For example: Landlord will pay for electric, water and sewer charges up to $100 per month.

If it turns out that the tenant clogged the drain, we give them one warning and after that we charge them.

I've also talked to a couple of experienced investors on the phone and I will be forever grateful to their advice and for helping me out without charging me thousands of dollars for a coaching program.

Most folks are charging 10% of the rental rate for monthly PM fees. 1 months rent for a leasing fee and couple hundred for a lease renewal.
