You can have an IRA-owned LLC (aka Checkbook IRA) to buy real estate with it or make any other alternative investments.

I'm interested in buy and hold for now, might do some fix and flips later on. 

Or should I buy a house from auction that I probably could purchase it for less that estimated vaule.

Out of state investors can do really well here, but you can also lose a decent chunk of money if you buy wrong.Lots of out of state investors, especially those from California get a little blindsided because everything here is so cheap it all looks like a guaranteed great deal.

I am looking to buy my first investment property and have heard a lot about  Fort WayneAs an out of state investor, I am looking to connect with investors/agents in the area to build further knowledge on specifics with the markets and hopefully bring business to in the future!

I haven't even begun to look for sellers or buys yet.

I also like to be set higher than most of my competition because I only buy really cool properties that are sought after.
