AS mentioned above the appraisal will mark the report either "as-is" or "subject to".

Than, get down at 20% mark and charge added premium of say 15%, but point is that down covers your cash outlay 100%+. now your monthly payments are based upon that higher sold price so even if conveyed at rate you have there is still a nice profit margin right there. 

I am a investor and a contractor in the Indianapolis area if you have propertys there I can get your propertys section 8 rent ready And If you get me as a contractor you bypass the 20 percent mark up that property management companies do when they do the property maintenance .
