Outside that, contact a broker that deals in surplus lines.

I completely disagree with the lege and Texas Real Estate Commission that failure to disclose is brokering. 

I work with a mortgage broker with connections to a variety of lenders so if you want me to look into any options for you, feel free to PM.

And when I try to buy my next investment property, mortgage brokers don't want me owning properties taking a loss. 

Mortgage brokers can be helpful as they work with investment property lenders that have better rates and terms that don't advertise directly to the public. 

I assume you are not a Realtor working under a broker (if you were, your broker may require you to use the CAR forms). 

@Chad U.I also heard many rumors that JM was allegedly being sued by investors as he brokered transactions and ran away with the $.

A local broker will be your best bet.
