I'm a full time note investor and it's been a total blessing in my life. 

I would go to the rental unit and take someone with me (as a witness and for some protection) and address the situation in person.

@Robert Mouser, count your blessings, that's about as good of an outcome as you could have expected.

You were not a witness to the prior lease so someone needs to testify as to foundation for the tenant signing it and his not paying rent. 

I'm complaining about a first world problem here, and I am grateful and feel blessed for the opportunities I have found.
