So I did that and my property revenue cannot service the debt but using my strategy I'm cash flowing $1100/month after PITI on a new construction home under warranty. 

I would say the biggest challenge was completing a whole house rehab and the paperwork for the 203K loan.

For an STR they have software to help you determine revenue like pricelabs or Airdna.

(probably the biggest key).

Our cost to do business vs the revenue a small loan generates would put us in the red.

That's my biggest pet peeve. 

I put my criteria clearly in the listing: 3x income over rent, 85% on-time payment history on credit report, and good references from past landlord.The biggest mistake you can make is taking the word of a current landlord.

Hey @Andrew Bosco I have not personally done it but some of the biggest data centers are going up in central OH. 

The biggest takeaway from this deal was the importance of balancing renovation costs with market potential.
