There are about 7 SFH in the surrounding 2 mile radius, all about the same size (3-4 bedrooms), and all listed around the same price ($2500-3100). 

I remodeled and added a bedroom to the original house, and then built the second house after.  

So buy a 4-5-6 bedroom home with 3-4-5 baths and rent by the room.
