Certainly, I hope my response alleviates any concerns you might have that I might be a wallflower at the REIA's, specifically the CFRI meetings.  

The city is paying landlords to lower density in central Ogden, which in the long term will alleviate many of the petty crime concerns that aren't any worse than SLC.

Found this somewhereyou need to buy this house of your as a "rental". most HML will not lend to you if the purpose is for Owner-Occupancy. they will ask you to sign a business purpose declaration, stateing that the purchace is for investment purposes, essentially alleviating them of any disclosure issues that lending to ower occ purchasers creates via Dodd-Frank.

If I had a 3rd party management company that would alleviate ALOT of things on my end.

The title company wants to alleviate their risk of a claim by getting both sides to sign the earnest money release so no one can sue them for dispersing funds

For instance, I have a lot of student debt, but a decent income, but as I grow my portfolio of properties it would be interesting to compare how that student debt loan will effect my borrowing capacity through effecting my DTI and perhaps share some strategies to alleviate this or work around this problem.

In reference to the 'why not both', I suppose the only thing I'm really constrained by is my budget but seller financing would go very far in alleviating that.

The reduced density will alleviate a lot of the petty crime problems in those areas and as investors spruce up the neighborhood I think central ogden will begin to look and feel a lot more like the nicer parts of the city.
