Aside from the sage advice to have good PM on the team, what have you investors found as pros and cons of the area?

In our last rental, we did ash/white oak colored floors and sage green cabinets.

I usually agree with @Marcia Maynard sage advice, but not this time ... sorry Marcia.While I prefer tiled tub and shower surrounds and we still use them in a few higher end rentals, I find the 1-2-piece shower and 3-piece acrylic tub & surround to be less expensive (installed price) and far less maintenance.

The tenant agreed not to smoke cigarettes indoors, but wishes to continue practicing their religious tradition of burning incense and sage.
