I might catch some flack for this, but I think a good screening question is “what part of East Durham would you invest in” (or Southeast Raleigh if you prefer that market).

There are plenty of metro markets in the south east that will give you what you are looking for.

If your criteria is 3X = 1300 * 3 = $3,900 gross they would not qualify.Having done both South East 'cash flow' and Socal appreciation/long term growth rentals, I'll say that high COLA rent areas criteria tend more towards the 2.5X where lower cost cash flow areas tend more towards 3.0X.

Located in southeast area and looking to add to 4 deals I own either in VA; NC; SC or GA.

My first advice as a flat broke person with bad credit is to leave Hawaii for a job in the southeast and find a property to house-hack when you can afford to buy.
