It would cash flow nicely.One item to plan for from the beginning is the exit. 

One place that will soon become a rental market heaven is an area around Johnstown/ New Albany where a huge Intel plant is under construction with plans for thousands of employees, not to mention the contractors there now.

I was planning to buy my first property in April of this year, 2022.

The replacement property and planned improvements must be identified within 45 days and completed within the 180-day exchange period.

Does anyone have any tips/ advice to help make sure my property will appraise for what I planned on based on my rehab?
