I feel yours is overpriced unless it's smack in the middle of downtown with high-end furnishing. 

With that said, are there in cities around Austin and Dallas, where I can find a middle ground of find good properties with good cash flow in a decent neighborhood with good schools?

In my opinion if there is profit to be made why don't you pay a designer to furnish it and turn it over to a property manager and cut out the arbitrager middle man?

Inspected the house and the floors are visibly out of level due to settlement in the middle of the home.

Maybe the way its appropriated needs to be revisited, but where else are you going to find an industry that makes sense in the middle of the Pacific where we have so many limitations?  

I think I’m in the middle of both those.

I get the data folks who need data for everything, I just don't get when folks need data for when things in the middle and can't be decided.

But those stocks don't need a water heater replaced in the middle of winter, or a new roof, and require no additional capital from you to exist.  

I know way more multi-millionaires in the Bay Area who bought a long time ago and they started as middle class (not high earning tech workers, not physicians, etc) pre-2008, even back in the 1970s with low property taxes - they played the long game.
