Maintain cash reserves to weather you through the storm of increased vacancy, but I'm believing that the next downturn will be gentle compared to 2008.

I say this gently,  and it has  almost nothing to do with real estate,  but with life,  which is pretty important:  Figure this part of yourself out.  

My experience with all of this is brand new so be gentle!

Travelers are extremely gentle on properties, there's no clutter, places get cleaned top to bottom many times a month on average and minor maintenance issues get resolved immediately, they have to (And if you're renting to a good "arbitrager" they'll take care of these minor things for you!).

I'm thankful that a young lady saw something in me 36 years ago and took a chance and leap of faith on a knucklehead who through her help and gentle persuasion helped mold me into to the constantly evolving child of God I am.

You would think they won the lottery but I remember those days coming from nothing decades ago.Where I go to get my massage the chiro office there was a box upfront.

Gently remind the tenants that (assumed true) the home has no existing damage from pets (chew, scratch marks,  soiled carpets/interior finishes, damaged landscaping, etc)  and such damage will not be considered normal wear.   

Same difference in the end, just like he said.Conclusion: for tax nerds like us who massage this nonsense for a living, there're endless complications.
