Michael Short   Don't get me started on how women get short-changed if they are stay at home moms, starting with Social Security benefits....But, if your Mom came to me, as a landlord, saying she's in the middle of a divorce and she should be getting alimony - but doesn't have it yet, may not get what she thinks she'll get, and there is no proof of regular deposits in a bank account to show me it would be reliable - I'd have to deny her.  

The issue is that I am a Canadian investor looking to invest in the US and I have a hard time estimating rehabs and the like.

Any tips you could share would be greatly appreciated.I'm Canadian investor looking to BRRRR in Texas so will not be in person. 

However, being a Canadian citizen, it seems like I would still need to pay Canadian taxes on the US properties regardless.

Great tenant, really sad we still live in this era.The third tenant was an older lady whose only income was limited social security, but she had some savings.

I found 9 different llcs all titled to the same person with address to suits that are being rented by social workers all the way to a staples in California.

Again because of the same reason.The real problem is that more (social/medium priced) housing is needed which the local government hasn't been investing in for the last 1/2 governing period.

It is effective Aug. 1, 2024.This ordinance is referred to as the Source of Income Discrimination Ban Ordinance" - which is identified in File #231019 and amends sections of Chapter 38 (Civil Rights) and Chapter 34 (Health and Sanitation) in the Missouri Revised Statutes for the purpose of classifying source of income as a protected trait in regard to housing discrimination.Here are some key takeaways from the attached ordinance:This ordinance bans discrimination against tenants based solely on:Source of income from an occupation, including gig work or paying rent in cash Use of public programs like Section 8 Housing Choice Vouchers, disability checks, or social security Poor credit score Prior evictions and alleged damages older than 12 months (less than 12 months can be a basis for denial) Prior convictions or arrests (sexual and violent crimes are excepted, a landlord can still deny based on these convictions)The ordinance also requires the city to proactively scan for rental ads using discriminatory language like "no Section 8" or "no past evictions".Landlords who are found to be in violation of the ordinance with respect to source of income can be fined up to $1,000 per incident.
