You work, they keep ALL of the money...Slavery plain and simple.Minimum wage in Wash DC is $15 an hour, for a 2000 hour year that's $30,000 a year.Even a Burger Flipper at McDonalds gets paid above Minimum Wage--but not these people.They ought to outlaw this exploitation of people--just like they outlawed having them Pick Cotton for Free.https://www.youtube.com/watch?

None of the rules such as 1% rule (rent ratio - used to be the 2% rule), 50% rule (expenses not including P&I), 70% rule (cost to ARV) are a substitute for a thorough pro forma.Of the rules, I use the 50% rule most often.good luck

Probably closer would be 50% rule: (rent / 2) - principle & interest. $2200/2 - $3k (not sure that this did not include taxes and insurance) = -$1900/month  Find out what contingencies your contract has.
