Clean landscaping, fresh mulch, concrete work, exterior paint, etc all goes a long way in making a property "worth more" in the eyes of buyers and appraisers.

Overall, my thought is that our current home is not an ideal rental - it's big, the pool requires constant maintenance, the yard requires regular attention/landscaping but I could be wrong. 

The mostly cosmetic renovation cost was about $35,000 which included refinishing HW FL in both units, extensive painting on the interior and some exterior porches, brand new SS appliances in each unit, exterior tuckpointing updated electrical, and some minor carpentry and landscaping.

Hire a landscaping company to take care of it.

Our group also did not prioritize exterior work other than landscaping/curb appeal.

I also maintained the new landscaping (watering and weeding) along with having my sons, 9 and 12, take care of snow removal throughout the entire holding time.

In a mobile home park, most of the value is in the underground infrastructure, roads, landscaping, amenities, pools, fencing, pads, utility pedestals, etc, while only a small portion of the value comes from a building, like a clubhouse or laundry facility.
