We took over the property management because the owner was having multiple issues with a few of the "tenants" that have illegally sublet the property, and we are now dealing with the ripple effects (e.g. squatters, dogs, dispute with neighbors etc.)The landlord is cash strapped, and has asked me to go in on the property/deal with him in order to get a cash infusion to cover legal fees & renovation costs. 

I know a few RV park owners who 'pocket' a good percentage of their revenues in cash to keep taxes lowered. 

I would personally sell those now but I don’t like D’s so take it for what it’s worth.

You need that cash if you're going to buy an investment.

If you manage a property on behalf of someone how do you liquidate the asset to give the owner cash? 

Is it worth the risk to purchase a property that will not cash flow immediately?

I know I probably wont have any luck but is it worth it to turn it over to collection agency if they can collect anything?

I think that work around might work.I am not sure if they will let me transfer but it's worth a shot when it comes up.psI miss all that good weather in SD
