Some of the best lessons come from the worst tenants. 

I fortunately have learned from that mistake and have done very well since.

Boston proper and most areas inside RT 128 were well under 1% - commonly 0.5% - 0.8%.I'm seeing much better numbers here, and unlike Mass where a "professional (deadbeat) tenant" could tie you up in court for a year, in Maine I'm hearing that the absolute worst case scenario is 45 days.

@Lucas CarlI know every locale is different, but I always found when I used an attorney there were no procedural mistakes that would bring us back to the beginning. 

Worst case you’ll need a lease agreement and deposit checks, or copies of the lease if it is already rented...

It was the absolute worst time to buy anything.
