I have a pretty good system for analyzing potential deals but am just getting my feet wet and trying to do it right. 

If you have no real estate experience I would highly suggest buying a residential unit first to get your feet wet. 

After you get your feet wet with one locally then you can expand into other markets once you know the basics.

Is water wet?

This is my first rodeo so yes I am planning to self manage to get my feet wet.

Goal is to get my feet wet with RE and I will plan to hold the property for the foreseeable future(5-10 year) since the ROI of the property is favourable.

It's a good way to get your feet wet.  

I am currently looking for house-hacking opportunities to safely get my feet wet (e.g. buy a house I can afford and then either rent out the extra rooms or in-law suite).
