I don't see RE as a job producing activity (beyond a few months) under the JOBS Act that allow lenders to avoid SEC regs.

I dont know if this is relevant but an investor we were talking to on the weekend owns a couple of 'not for profit' half way homes.He was asking one of the women (she is a rehab counsellor) if she knew of anyone in 'need' as he gets paid to accommodate these souls.

As for comps, I look at sold, active and also what did not sell, the expired listings to determine a base price point.
