What is the worst case scenario, the deal falls through and you waste a couple months?  

The second time, I bought an 8acre estate with a house and an old run down pool house in the back yard (pool removed 30+ yrs ago). 

That's not a system, that's a waste of money and a VA.

I have seen mixed reviews from "if their time is valuable they make you sign it so they don't waste their time" to "only bad agents make you sign, if they are good, they won't have to worry about you leaving." 

Otherwise you're probably wasting time on a dud.

You can always give the tenant the right to match your best offer, but be sure that they get pre-qualified for a home loan so you don't waste time with them if they can't qualify.

I don't think asbestos siding is a big deal unless it's disturbed or removed.

How about the opportunity cost of all those wasted resources, the years spent learning what you could've learned in months, the money wasted on the mistakes made, and the frustrations and unnecessary roadblocks added on the road to your dreams and goals?
