It almost look a little gawdy, but I have found that my tenant demographic likes things that look "fancy" like this, even if they seem a little "decadent" for the area/unit..The new fan is functional as a cooling device when it gets warm (rare to have A/C in rentals in Oakland), has dark wood blades to match the cupboards, and has 2 bulbs instead of 1, to provide more light in the newly available dining area, freed up by cutting the cupboards to move the fridge..

I agree with your rate trajectory; so my thinking is, now with high rate, housing prices should be lower => buy with cash; if in the next 6 months rates start to fall, housing prices should warm back up, so even with no rehab, housing prices will rise => refinance.
