I’ve got a distressed and on-market house that was recently completely renovated until the couple ran out of money (all of the heavy lifting has been done, just a few things left), and it is listed well below market price compared to surrounding comps I could find.

That should be your focus.Personally if you have one mortgage already that is negative cashflow I would be hesitant to buy rright now, especially in canada where from reports their housing situation for pricing is far worse than the US on affordability and just like US, people think prices can only go in one direction but reality is they are moving in the opposite direction.

All agent needs to know is price, close date, inspection period, any other contingencies, financing with POF, EMD, there might be some other small details but these are the main ones

There are no 1 bed in the 1 mile radius that I can see in the rental sites like zillow, realtor, apartments.I am not sure if I priced the condo correctly as I relied on rentometer completely.Reduced price once but no leads so far.
