We have a strict no pet policy and current potential tenant stated during our pre-screening that they do not have pets.

I would release someone from a lease and find my own screened tenant before I would allow a sublease.

How do I go about screening them?

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator.So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean?

The only thing I can think of that you should buy new are big screen smart TV's, other than that, if you can find nice quality second hand anything, that works great!

If your cleaner is totally behind the times and doesn't have internet, you can screen shot them the calendars every couple of days but this leaves room for error. 

Do you have any insight/advice regarding ways to effectively identify and screen professionals to make sure they are the right fit? 

Supposedly the claim process is easy but would love to hear of any first hand experience.Personally for me the deposit is a key part of screening.  

Windows- She wants me to change the window screens because there are holes in them.
