@Andrew Postell, I pulled it off the GRM site, which may not have updated ratios: "DSCR loans require borrowers to meet a minimum DSCR threshold, typically around 1.25...." https://www.rate.com/resources/what-are-non-qm-loansI spoke with a loan officer who said it may be lower now to reflect the market, so you may be right, but I am awaiting the approval and don't have the final ratio.

I am looking specifically for someone who is excellent at carefully monitoring and toggling pricing with the goal of keeping the Unit as occupied as is possible.I do have access to a few excellent cleaning crews and so I can take that on, but am also open to full service companies who have cleaning in house.I will also consider "small footprint" operations with good references and proven expertise.Thank you,John

We've had the best luck with doing short rentals, loading up all the trash within 24 hours, and getting the dumpster out of there.Not sure what companies operate where you're located, but we use a company called Blue Bin Dumpsters, and they offer 24-hour or 3 day rentals.
