What is the value of a land trust if it is easy to get the information.Land trusts are just regular old trust that own real property.

DO NOT wait for them to moveout because if they don't you will have more time invested.

I am located in Virginia and invest all over the state.

However, like any investment, when you are familiar with the process, markets, people, etc., you learn how to mitigate that risk. 

I would work with a trusted, investor-friendly real estate agent who may be able to help identify which areas this could potentially be (as far as zoning).
