No one texts or calls me all night, I've never had to unclog a toilet at 3AM, and the worst situation that happened is a tenant texted me at 8:30PM to see if I could let her into the laundry room (she accidentally locked herself out).

I checked and there are no leaks or toilets running and no outside hoses for tenants.

It generally has a 6  month or more seasoning requirement on deposit as well as provide sourcing of the funds with a paper trail.

If you buy here to hold, make sure you hold onto it for a long time - it will eventually pay off in spades, and in a very low-risk manner, but the cash flow won't look very sexy on paper for a while.Hopefully something in here is helpful to you, sorry for the wall of text. :)

After mastering those I would then move on to more complicated stuff such as replacing cabinets and counters, sinks, toilets, bath tubs and showers.

I've really gone from full-time employment to a contract position but have less than one year of self employment history and as a result cannot seem to qualify for a conventional A paper loan despite great financials and solid assets.
