My thought also would be that I would want to get my HVAC license so I could know and work on all the machines myself.I think it would also be smart to set up a side "emergency" ice business to service food service, hospitals, butchers, or anyone else that needs a lot of ice on a semi regular basis.I'd also want to know how much vandalism affects profits.

I would think insurance on a condo would be less expensive than a regular dwelling because of the association insurance.

STR do require some more time to manage operationally, but with a few proactive systems set up on the front end (bnb friendly cleaner, automated messaging, multiple sets of turnover supplies so you are not stuck doing laundry during the busy workweek)  will make life much more easier!

@Robert GuntherYeah just kinda how it goes.Real estate is just a supply and demand - and what is a buyer and seller able to work out.The supply and demand part I feel is pretty obvious.However the what is a seller and buyer willing to work out - is simply who has the Leverage.If a seller is unmotivated, all a buyer can do is make an offer that the seller will accept.

I'm not in favor of rent control in general based on what I've read up about it being enacted elsewhere but not including a vacancy decontrol so landlords can raise rent to market when a tenant leaves, or exempting new building supply from the rent stabilization policy were the two most frustrating inclusions to me.
