.- If you purchase a property that you can visit and want to maximize cash flow for the next property, I recommend looking in places like Bremerton and Burien.

If you are looking to take cash out of an investment property, I recommend looking into a DSCR loan.

Once you know this, I may be able to make some better recommendations. 

Do I keep a record of it somehow, and, if so, what is a recommend way to keep this record? 

I supply paper products, coffee, hand soap and cleaning products.
