The question was would you let them slide if you knew they would get caught up.

Don't get me wrong; demographics, jobs, affordability, population growth etc. are all very important, but the details of the individual property itself and subsequent management/execution of the plan are most important.

In our homes with wood floors we describe normal wear and rear in our info sheet and leave a starter pack of felt pads and slides on the counter.

You will just have to let some stuff slide and not sweat it, or you will hate being a landlord.So, look on YouTube, see how easy it is to fill in holes in drywall, get some drywall mud (it's really cheap and will last you forever), get out the paint roller and just paint those walls.
