If you are over 200 miles from home all expenses are 100% If you are just eating lunch in between stops it is not covered.

None of this covered by title insurance b/c seller won't allow it to be required for close.Next was the task of trying to talk to someone at the auction company who understands the import these issues have on the value of the property.

Marketable title does not mean unrestricted... a property can be subject to restrictions such as CCRs, rights of way, easements and still be considered marketable.
