locust lake is currently in a period of turmoil about strs... they just had an election cycle and luckily we had a few people elected to the board who are favorable, but before that the board had put a 2 week limit on rentals, which was rescinded after the landlords banded together and sent a threatening letter from lawyers. right now there are a lot of strange fees and things going on, but it should be fairly favorable. welcome to the fun!

I'd recommend finding duplexes to 4 plexus that meet the 1% rule or close to it within 5 miles of downtown zip codes Class B and sitting on them, selling every 2-3 years on a 1031 exchange. easily achievable in ohio.

@Robert Steele I'm very interested in if you have received an answer on this question, I have a new building where all of the leases expire in June (one tenant has been here for 2 years, the others for less than a year) and I'm debating if I should just keep all of them month-to-month after that point to be safe, then once the ban is lifted, and if they have a good track record maybe revert back to annual renewals to give them some peace of mind on rent/living situation (This is a B-/C+ area)?

Yeah I was planing on visiting myself, and yes one of the complaints I hear many people make is about their unresponsiveness, I've been looking for alternatives as well like you have but ultimately when it comes to quicker steel modular builds it seems they are reigning in that department locally.

You also need a good, strong reliable Property Manager to handle the tenant pool in this category.You can upgrade to B- and/or B areas but the property taxes kill the cash flow and double digit returns however you will get more stability and modest appreciation.

I notice that much of the properties here in Greatet Boston have a horrible ROI however I'm finding many B and C class properties in the North Shore---like Salem, Lowell, and Everett---that have a decent ROI.I would like to know what cities are ideal to invest in for newbies like me?
