Hi Shane, we have a decent sized portfolio across southern NH (80units) and electric heat is the one thing we avoid like the plaque and/or replace as soon as we purchase. 

For Phoenix, Southern Florida, and to some degree Coachella Valley (Palm Springs/Palm Desert/La Quinta - although I despise their regulatory environment and would steer people clear) you could have your vacation rental rented in peak season, as such, to get all the upside that comes with it.

@Jonathan Stone It's the southern most ski town in the rockies so that's a big part of the draw.

Hey you guys looking to buy a triplex in Southern California riverside county, instead of renting out the rooms to the public I’m looking towards renting to Adult Residential Facilities (ARFs).

And whatever you do don't put them in a southern home unless you want the A/C to freeze up because it's running with a door/screen open!

A 20% drop is a big correction as my studies tell me that back in 2011-2013 time-frame, prices in Southern CA - primarily OC properties dropped in 20-25% range.

I think areas such as west Franklinton, Southern Orchards/Vassor Village, Driving Park, etc are still seeing opportunity.It's crazy how quickly some of these areas saturate with investment, though, driving up prices.

Especially the southern part of the city, which borders on Beachwood and University Heights.
