Brian, I know it's just a figure of speech but I still feel I have to say that it's not luck, but being smart, doing good due diligence and working with good people that will make your out of state experience a success.

Just remember, you earn more from a smart deal than multiple deals, but multiple smart deals is where you eventually want to get to!

I hope you filed an extension as the IRS charges a per month per partner penalty for 1065 late filing.(2) I hope TurboTax is smart enough to tell you that you have a GA filing obligation and must file Form 700 as the partnership has GA source income.
