If your parents already quieted title or obtained quitclaim deeds from former owners, you can donate and the donee can get title insurance. 

One of my knocks on sites like BP is that it gives novice investors the illusion that they can DIY it and go up against an experienced Agent or seller without getting fleeced.

This is primarily targeted towards owner occupants so I wouldn't get your hopes up as an investor.

@Ezra Nugroho all 3 were clean and paint. 2 had new gas furnaces from last owner, 1 had central air. all 3 had off street parking. 

Design and finishes are typically owner functions.  

I think the owner would vote for doors.

The initial property was next door so I knew as soon as it became vacant and I had a relationship with the owner, so I made him an offer before it hit the market.

As a General Contractor when i manage a site im used to being the one on the hook for everything.

I am an experienced renovator, having done work and management on all aspects of my own properties from the foundation up for 18 years.Since the State laws are new, I'm excited about the possibilities, and looking to chat with other Owner/Builders about the feasibility and pitfalls.I guess that my biggest open questions are about foundations and waste water management requirements in conjunction with an existing multi family building.
