It will cash flow fine as is but I will be increasing the cash flow once they move out, the upstairs tenant is section 8 so I don't think there is a ton of room for them to pay more and the bottom floor tenant can't afford anymore but I don't want to kick her out because she has been there 10 years and pays on time.I should be able to get $150-$200 more per month the next time around but I need to sink $5k-$10k per unit to get that.I thought I would get some more insight on this.

You may have to say it two or three times in a few minutes time for it to sink in.That approach usually works for me. 

Whether it be painting, one room of drywall, kitchen sink replacement, toilet replacement, or new water heater....all of those things I could easily do myself with not much experience.  

The "your down payment's worth something" argument doesn't seem to sink in very quickly.

Why would you sink money into it and not be assured that you can get the money back out in the end.

It looks really great and we keep the upscale look with tile floor, black tile backspash, black sink, and stained oak cabinets and black micro-rangehood with custom copper/oak hood.

There probably isn't an "illegal" kitchen if you had a plumbing permit and electrical permit.The only difference between a kitchen and another room is basically a sink, maybe a gas line, that is plumbing.

I will have to read this 2-3 times for it to really sink in.

Things like the bath sink have nicotine stains but the vanity itself is ok.
