@Oscar Brooksbought out several people on pre foreclosure and as long as you are up front and fair, about 1/3 of the people are willing to talk to you but realize they have a dozen other sharks trying to secure the place too. 

The market is definitely looking strong for the next 4-5 years but if it tanks you should also make sure you have margin of safety in your numbers!

Most parts of Texas don't even require a perk test for septic tank unless you are around Austin areas.

She's done the research on her park and found out that the owner one large septic tank per every 2-3 trailers.

Here in Arizona, some properties have water brought in and they store it in large tanks.
