@Greg WrightHaving a property owned partially by your IRA and partially by a LLC you own personally is a whole set of problems on its own and not something generally recommended.Even if that were the case, no, you could not do what you propose.There may be no direct or indirect benefit between an IRA and a disqualified party, in either direction. 

I know this may be simplistic but are there more effective ways of finding land deals than D4D and direct mail. 

These listing agreements allow the seller to sell directly with no commission due.

Or go to the law library and ask the librarian to point you in the direction of the law books and how to use westlaw and help you do "legal research" for the "plentiful law that exists".

When it comes to utilities if you can not have them in the tenants name paying directly you are better off just raising the rent, plus some, to cover any anticipated costs and look into properly dividing the utilities with their own meters.
